The carpentry in your renovation is one of its most significant investments. Wardrobes, kitchen cabinets, TV consoles — well-maintained, they look great for 15+ years. Poorly maintained, they show wear in 3–5 and start to look tired exactly when you've paid down enough of your mortgage to not want to redo them.
The biggest enemy of Singapore carpentry: moisture
Singapore's humidity does to laminate carpentry what it does to everything else — it finds the weak points and exploits them. The vulnerable areas are:
Edges and joints
The edge banding on laminate surfaces and the joints between panels are where moisture enters most easily. Once moisture gets into the particle board or MDF core, it swells — and swelled core doesn't shrink back. The laminate surface delaminates, the panel warps, and the structural integrity of the cabinet is compromised.
Under-sink cabinets
The cabinet under your kitchen or bathroom sink is the most moisture-stressed carpentry in your home. Even small, slow drips from P-traps — the kind you'd never notice in daily life — saturate the cabinet base over months. Line the base of under-sink cabinets with a removable silicone mat or waterproof liner, and inspect monthly for any moisture.
Laundry area
If you have a washing machine in a dedicated laundry area with nearby carpentry, ensure adequate ventilation to prevent steam and humidity from saturating adjacent cabinet panels.
Daily cleaning that doesn't damage laminate
The right cleaner for HPL and melamine laminate surfaces is a barely damp microfibre cloth with a mild, neutral pH cleaner. No abrasive scrubbers, no bleach-based cleaners, no undiluted kitchen degreasers.
For greasy kitchen cabinet surfaces: a diluted dishwashing liquid solution on a soft cloth, wiped clean and dried immediately. Don't let water sit on laminate surfaces — especially near edges and joints.
For fingerprints and light marks: a dry microfibre cloth often works without any cleaner at all.
Hinge and drawer maintenance
Cabinet doors and drawers are the parts of carpentry that cycle most frequently — hundreds of times per year. Hinges and runner systems gradually loosen and drift.
Hinge adjustment
Blum, Hettich, and quality hinge systems have three-way adjustment built in (up-down, left-right, in-out) accessible via small Phillips screws. If a door starts sitting at a slight angle or has a visible gap on one side, a 30-second hinge adjustment resolves it. Look up the adjustment diagram for your hinge brand — it's always available from the manufacturer.
Drawer runners
Check every few months that drawer runners are clean. A drawer that sticks or sounds scratchy often just needs the runner track cleared of accumulated debris (crumbs, dust). Use a dry cloth or small brush in the track channel.
The silicone joints in your kitchen
The silicone sealant between your kitchen countertop and wall, between the countertop and sink, and along the base of kitchen cabinets needs periodic maintenance.
Silicone in kitchen environments is exposed to heat, moisture, cooking grease, and cleaning products daily. It typically lasts 2–4 years before showing significant degradation — cracking, pulling from the substrate, or developing black mould under the surface.
When bathroom or kitchen silicone shows these signs, it needs to be stripped completely (not patched over) and reapplied. Reapplying over old silicone traps mould and never adheres properly. A strip-and-redo job in one area costs $50–$150 from a handyman and takes an afternoon.
When to repaint or relaminate
Well-maintained HPL laminate in a dry area can genuinely last 15–20 years without needing replacement. The limitation is typically not the material — it's the aesthetic. After 10–12 years, the colour and texture choices from your renovation may simply feel dated, and you want to refresh.
If specific panels are damaged (warped, delaminated, or significantly scratched), individual panel replacement by a carpenter is possible — it's not always necessary to redo the entire piece.
The bottom line
Carpentry care is simple and routine rather than intensive. Keep moisture away from edges and under-sink areas, clean gently with appropriate products, do quarterly hinge and drawer checks, and maintain silicone joints before they fail. Treated this way, quality carpentry from your renovation will still look and function well when your flat's Minimum Occupation Period has long passed.
