Nobody gives you a home maintenance manual when you move in. The maintenance tasks that seem trivial when skipped become expensive problems after a year of neglect in Singapore's climate. Here's a practical monthly guide.

Monthly tasks (every month)

Aircon filter cleaning — pull out the filter panel on your aircon unit, rinse under running water, let dry fully, reinsert. Takes 10 minutes per unit. A clogged filter reduces aircon efficiency, makes the unit work harder (higher electricity bills), and shortens the compressor lifespan. Aircon professional servicing — beyond the monthly filter clean, a professional service includes coil cleaning, drainage clearing, and a functional check. For households using aircon 8+ hours daily in Singapore, quarterly servicing is standard. Every 6 months for less frequent users. Keep the service record with your warranty documents.

Bathroom sealant check — look at the silicone sealant around your shower screen, bath (if any), and where the vanity meets the wall. Sealant that's cracking, peeling, or showing black mould underneath needs to be stripped and reapplied. Bathroom sealant has a lifespan of 1–3 years in Singapore's humidity. Letting old sealant fail leads to water seeping into the wall cavity behind.

Check and tighten loose screws — wardrobe hinges, cabinet door hinges, drawer runners, toilet seat bolts, shower head connections. Annual tasks (once a year)

Grout sealer application — in bathroom and kitchen tile areas, apply a grout sealer annually. This protects porous cement grout from mould and staining. Takes 30–45 minutes for a full bathroom.

Water heater flush (for storage water heaters) — sediment accumulates at the bottom of storage water heaters over time, reducing efficiency and shortening lifespan. Most storage heaters have a small drain valve at the base. Flushing once a year keeps them running efficiently.

General carpentry hardware check — tighten all drawer runners, hinge screws, and shelf pin positions. Adjust any cabinet doors that have drifted out of alignment (Blum and Hettich hinges have simple adjustment screws). Early adjustments prevent the progressive wear that leads to carpentry failing ahead of its natural lifespan.

The five-minute habit that prevents most problems

Once a week, as you clean, look deliberately at your ceilings, your floor-wall junctions, and under your kitchen and bathroom sinks. Most home maintenance problems — water ingress, pipe drips, tile failure — give visible early warnings before they become expensive. A five-minute scan weekly means catching problems when they're cheap to fix.
