Your contractor handed you a $45,000 quotation. You did your homework — compared three quotes, asked about exclusions, negotiated 5% off. You feel prepared.

Most homeowners who go through this exact process still end up spending $52,000–$55,000. Here's what keeps getting missed.  

1. Debris disposal

This is the one that surprises nearly everyone. The hacking and demolition phase of a renovation produces several tonnes of rubble — broken tiles, old concrete, demolished walls, removed carpentry. Getting that rubble off your site and to a licensed disposal facility costs money.  

The industry standard: disposal is almost never included in a base renovation quote. It's quoted separately or added as a variation order after hacking begins. For a 4-room flat, expect $800–$1,500 for disposal, depending on volume and your floor level (higher floors mean more labor for carrying debris down).  

Ask before you sign:
  • "Does this quotation include debris disposal to Semakau landfill?"

2. Protection materials

During active renovation, your finished surfaces need protection. New vinyl flooring has blue corrugated sheets over it while carpentry is installed. New bathroom tiles get covered during grouting. HDB flats come with windows — just windows. No grilles. Most families install grilles for security (especially in lower-floor units) and child safety. Invisible grilles have become popular for their clean aesthetic while still providing safety.  

This is often treated as a separate works package from the main renovation, handled by a specialist grille contractor. A 4-room flat's full grille installation typically runs $2,000–$4,000 depending on type and number of windows. If you leave grille installation out of your initial planning, you're either living without grilles for months or having workers return to an otherwise finished flat.  

4. Aircon installation

In most renovation quotations from IDs and contractors, aircon installation is a separate engagement. You get quotes from aircon brands or dealers, and they install independently of your main renovation works.  

This creates two issues: coordination (when does the aircon team come in, and will the walls be ready?) and budget (a 4-unit aircon system from a reputable brand like Daikin, Mitsubishi, or LG typically runs $3,500–$5,500 including installation, more for higher-end systems). This is a significant budget item that's regularly left off early renovation spreadsheets.  

5. Where you're sleeping

Depending on your situation, you may need accommodation for the duration of your renovation — especially if your flat isn't safe or habitable during hacking. Options range from staying with parents to short-term Airbnb rentals to serviced apartments.  

An 8–12 week renovation at $120–$200 per night for a modest Airbnb in your area adds $6,700–$16,800 to the real cost of your renovation. This isn't the contractor's responsibility to include in their quote. But it's your responsibility to include it in your renovation budget.
